The Pros and Cons of Renting a Home | bolivarianos2009.com

Some people think that renting a home is pointless because you are not building equity. However, there are some advantages to renting a house. With the ever changing value of property nowadays, it is wise to rent before you transition to a more permanent responsibility.

Pros of Renting a Home

When renting a house, you will not have to come up with money for a down payment. If you need a mortgage on a home, most lenders will require you to make at least a 20 percent down payment. Your house payment will also normally be lower if you rent a home. There will be no insurance cost in your monthly bill, and you will not be required to pay taxes.

Another advantage to renting is that you do not have to pay for repairs. The landlord of the property normally handles all maintenance problems that you might have. If your plumbing quits operating properly or your roof begins to leak, you just call the landlord, and he will make sure that it gets repaired. When you own your home, you are responsible for anything that needs repairing.

If you are unsure if you are going to stay in a specific area for a lengthy amount of time, it is wise to rent a home. With the fluctuating housing market today, you never know how long it would take to sell a home. It is possible that you could even lose money, as the value of the home could decrease because of the economy. If you rent your home, there will be no need to worry about interest rates or property values.

Less than renting a home

The main disadvantage of renting a home is that you make a monthly payment on the property, but there is no equity build. The home owner is the beneficiary of the money you pay each month, and you have not won anything.

If you do not have a home, it is not yours, so you can not decorate to your taste. If you do not like the color of the kitchen, you can not do anything about it. Also, sometimes when renting a home, homeowners can be a real pain. If you have a difficult question, you might have trouble getting things fixed when you have problems.

If your lease is up, your landlord may decide to increase the rent. If you have a sneaky owner, he could decide to significantly increase the rent if he thinks you will pay rather than take the trouble to move.

If you rent a house, you may have restrictions, like not being able to own a pet. You also may not be an option for this TV provider you have. In addition, you might not have as much privacy as an owner has a key to your home, so they could just walk right in.
